From the start, it was decided that no less than 26% of the total area would not only be preserved, but enriched with parks and bodies of water to create an extension of the Rivière des Prairies’ ecosystem.

This project comes at a significant cost and involves the creation of an authentic and luxuriant ecological zone, which will include a pond and a waterfall to recreate a natural habitat complete with aquatic plants. All of this for the greater delight of ducks, turtles, birds and of course… the residents!


Environmentally innovative

The Domaine des Berges project will introduce a decorative street lighting system without lamps but based instead on multiple LED lighting that is efficient, secure and environmentally friendly in addition to allowing for substantial savings by consuming 50% less energy than conventional systems with a life span of up to 3 times longer.

Project engineers have also paid close attention to storm water drainage with a view to eliminating contaminants. Domaine des Berges will be one of the first projects to possess its own surface runoff treatment system to treat rainwater before it runs into the Rivière-des-Prairies. For environmental wellbeing, the developer has made it compulsory for each owner to plant a minimum of 4 trees on each property in order to limit the carbon footprint on our environment.

In the same way, with 26% of “green” spaces, Domaine des Berges will be an example to follow for future generations.In the vision of the developers, each of the 80 residences of the Domaine des Berges raises ‘‘luxury’’ and ‘‘environmentally friendly’’ to new heights. In terms of luxury, it will be both aesthetically and conceptually spectacular. As for being environmentally friendly, these homes will set new standards of excellence for their energetic and environmental intelligence.

From finding the appropriate plot of land right up to the current residential project, the developers called on local expertise and Laval companies to make this “dream” project possible. Firms such as Dessau, LVM-technisol, Plania and Rousseau-Lefebvre participated in implementing the Domaine des Berges project in Sainte-Dorothée. In every aspect, from the development of innovative urban-planning concepts to the execution of geo-technical and environmental studies, the elaboration of ecological concepts and the design of municipal-service plans, the dedicated professionals involved in this project have made it possible to exceed all environmental requirement.
